What’s up, everybody? We are now in session 7 of our free coaching, Brilliant Talks, and this time, we talked about dialogues or scripting.
A lot of agents ask, “What scripting is effective to get the deal?” and that is already the wrong mindset, going in.
As real estate agents, whether you are talking to online leads on the phone, past clients through text or direct message, or a neighbor of a newly listed home in person, the mindset for our dialogue isn’t to close a deal, but to build trust and rapport.
Think long-term and focus on building relationships, because, at the end of the day, real estate is a relationship business.
Mark and I walk through several scenarios and show how the conversation should look like, and what type of “dialogue” will work best to help real estate agents thrive in any shifting market.

When it comes to online leads, we often ask two things: Where to get them? How do we convert them?
The first one is easy to answer. Most of our online leads come through Facebook and Google PPC. There are some who enter our CRM through portal sites and reviews, but the bulk of it is really those two.
It’s after you get those contacts that make all the difference.
Instead of asking “How do we convert those leads?” maybe we should reframe the question and ask: “How do we nurture these leads and establish a long-term relationship?
We can give you all the funnels, flowcharts, sources, and sample dialogues, but we need to shift our mindset–think: “build relationships,” not “close deals”–in order to succeed in this shifting market.

In this shifting market, we can’t underestimate the importance of organizing open houses. It is still a seller’s market in some areas–homes are still selling fast if they are priced right. But homes are starting to stay on the market a little bit longer.
As we transition to a more balanced market, that gives us the opportunity to hold more open houses again.

When it comes to open houses, you need to prepare for three things:

We're creating a community with the things that we do. But if we jump in every morning and have no intent behind what we're doing, here on social, it shows. Because you half-ass the job… Instead of using it to create relationships.
Your job is to connect with people and make them feel empowered. Make them feel great because the next time they see you, they'll be like, “Oh, that person.” Yeah, they recognize you and have a deeper connection with you and what you put out there.
And remember, don’t get too frustrated when you’ve been posting for 30 days and you aren’t gaining traction. Very few people get viral and grow exponentially in just a month. For most of us, it is a long game, and it needs intent, consistency, a little bit of creativity, and a whole lot of authenticity when it comes to engaging people.
Go deeper, and if you think you’re doing too much, scratch that. You are not doing enough. You can be doing more to connect deeper with other people.
